HOUSEKEEPING
Housekeeping servicing applied during the stay dates. Our standard housekeeping service is as follows; we come to the apartment twice a week to mop the floor, clean the furniture, replace used towels, clean bathroom and kitchen. Our standard housekeeping service doesn’t include making the bed or washing dishes. Bedsheets, pillow covers will be replaced once a week and duvet covers will be replaced bi-weekly. Additional servicing outside the normal cycle can be arranged at an extra cost when required.
In each unit we provide washer/dryer, the housekeepers don’t do personal laundry services, however you can ask for laundry service at your own cost.

AMENITIES AND PERSONAL COMFORTS
The following amenities are included in all suites (variations may apply and brands are subject to change):
- bedding linen
- blankets and pillows
- bathroom towels

PARKING
We provide parking space for motorbikes and bicycles for tenants in the garage, the maximum motorbike parking spaces is 2 for 2-bedroom apartment and 1 for 1-bedroom apartment. Any extra requirements (more spaces or car parking) need to be discussed with Sen House representatives and may be subject to additional charges.
Bringing vehicles into the apartments is not allowed. You agree to park your motorbikes in the garage at your own risk. Sen House Serviced Apartments does not accept any responsibility for damages or loss to your property or property belonging to someone else.

UTILITY, TV AND INTERNET
We take responsibility for cable TV, Wi-Fi, water and sewage for the whole building.
Each apartment has its own electrometer. The tenants need to pay electricity bill during the stay dates, payment needs to be made monthly at the 1st day of the month.

PAYMENT POLICY
Rent must be paid in full by due date. Late payment will be assessed at 0.05% of outstanding balance per day plus US $5 collection fee. If the payment not be paid by 7 days after due date, SenHouse reserves the right to cancel the Rental Agreement and the deposit will not be refunded.

GARBAGE
In each unit, we provide trash cans with trash bags in bathrooms and kitchens. Tenants are responsible to keep the apartment clean, taking out the garbage to the big trash can in the garage everyday are highly recommended.

EXTENDED STAY
The tenant must move out of the apartment by the ending date stated in the contract. Any extended stay must be discussed at least 1 month before the contract expires. Sen House reserves the right to evict tenant who stay without permit.

TENANT COURTESY
For the comfort of all our tenants, we ask that noise is kept to a minimum so everyone can enjoy a peaceful and comfortable stay. We request that non-registered visitors leave the building by 11pm (23:00). Please also extend this courtesy to our neighbors when entering/exiting the building or garage.

GUEST POLICY
- Only registered tenants can live in the building
- When enter the building visitors need to fill check in and check out time with the guard.
- If the tenant has overnight guest must notice SenHouse representatives in order to register temporary residency with local goverment.
- The number of guests cannot exceed the capacity of the apartment.
In order to prevent interference with the rights and privileges or privacy of other tenants, we also reserve the right to deny guest staying if we observe the pattern of cohabitation or extended visitation including but not limited to long term staying (one week or more) and frequent visitation.

MAIL AND PACKAGE DELIVERY
Each unit is assigned a mail box. Addressed mail and small packages sent through Postal Service are placed in resident mailboxes. Packages that are too large for mailboxes are kept at the security and notification is placed on unit front door. Delivery personnel (including food delivery) won’t be permitted inside the building unless registered as guest.

PET POLICY
No pet is allowed in the building.

PERSONAL VALUABLES LOSS
In each apartment we provide locked safe for your valuables. Sen House Serviced Apartments cannot be held any liability for tenant’s personal loss.

DAMAGE LIABILITY
The tenant will be held accountable for any damage to the apartment and contents during the stay dates. The tenant will be liable for damages caused (including those by third parties visiting the apartment) which will result in forfeiting any deposits, pre-payment, cash security deposit and also may be subject to additional charges.
Making any changes to the apartment includes (but not limit to) make holes on the walls for wall hanging, change window curtains, repaint the walls, replace wallpaper... will be considered damage to the apartment.
We reserve the right to process any charges in addition to accommodation.

COMMON SPACES
Garage, elevator, staircase, and rooftop terrace are common spaces. The rooftop terrace and garage will be closed after 11PM. Tenant are responsible to keep common spaces in good condition. Tenant will be liable for any damages caused by using common spaces including (but not limit to):
- Any damage to wall, glasses, lighting, the trees, the furniture…
- Messing up after using
- Firing or cooking

EVICTION
Sen House Serviced Apartments may evict a tenant or visitors without warning. A guest is subject to such eviction should the following (but not limited to) occur;
- Intoxication and unsavory behavior
- Overcrowding - when the number of persons in the apartment exceeds the capacity (see the apartment capacity table)
- Physical or verbal assault towards representatives, residents or other guests
- Willful damage to Sen House Serviced Apartment property
- Any incident for which the police need to be called onto the premises
- Any behavior posing a safety threat to others
- Ignoring advice to reduce excessive noise (music or other noise)
- Throwing of objects over the suite balconies or from windows
- Smoking within the suite (a cleaning and deodorizing fine will also apply)
- Showing irresponsible use of common spaces
